Conditions of stay and internal regulations
Kompas Camping vzw, with registered office at Haachtsesteenweg 579, 1030 Brussels (RLP – 0412 527 934), operates 2 campsites:
Kompas Camping Nieuwpoort (Brugsesteenweg 49, 8620 Nieuwpoort)
and
Kompas Camping Westende (Bassevillestraat 141, 8434 Westende).
These conditions of stay and internal regulations have been drawn up to make living together at these campsites as pleasant as possible; everyone must therefore comply with them.
The management may take appropriate measures at all times to supplement these conditions of stay and the internal regulations. If you damage the campsite facilities or are involved in an accident, please report this to the reception immediately.
1. Pitches and accommodation
1.1 Motorhome pitches
- Standard 70 m² motorhome pitch / Small 60 m² motorhome pitch / Yser 60 m² motorhome pitch:
Permitted: one motorhome (camper van) per pitch. Only the motorhome’s fixed canopy or a tarpaulin shelter (not both) is permitted.
Awnings, additional small pop-up tents, party tents, nylon shelters and an additional car or trailer are not permitted for fire safety reasons. Covering the lawn with root cloth, plastic or other cloths is also prohibited.
When you are present, you may erect one windbreak with a length of up to 9 m . When you are absent, this should be dismantled.
These motorhome pitches can only be occupied by motorhomes. Tents, caravans or other forms of camping equipment are prohibited on these motorhome pitches.
A car with a rooftop tent is not equivalent to a motorhome and is therefore not permitted.
The camping setup must always be in accordance with the layout plan imposed by the campsite. If it is not correct, the campsite reserves the right to demand that the setup be dismantled and re-done in accordance with the layout plan.

These motorhome pitches can only be occupied by motorhomes. Tents, caravans or other forms of camping equipment are prohibited on these motorhome pitches.
A car with a rooftop tent is not equivalent to a motorhome and is therefore not permitted.
The camping setup must always be in accordance with the layout plan imposed by the campsite. If it is not correct, the campsite reserves the right to demand that the setup be dismantled and re-done in accordance with the layout plan.

1.2 Camping pitches

Permitted: one tent, trailer tent, rooftop tent, caravan or motorhome per pitch. One of the following may be added to this camping setup:
- one car (or trailer) and two additional small pop-up tents of max. 5 m² or
- one car (or trailer) and one additional pop-up tent of max. 8 m² or
- one car (or trailer) and one tarpaulin shelter or
- one car and one trailer
An awning or canopy may be added to the camping setup (not both). No additional canopy may be erected and/or attached to the front or side of the awning.
The surface area occupied by the camping setup, including the additional small pop-up tents permitted, must not exceed 50 m² projected onto the ground.
Party tents are not permitted.
When you are present, you may erect one windbreak with a length of up to 9 m. When you are absent, this should be dismantled.

- one car (or trailer) and one tarpaulin shelter or
- one car and one trailer
An awning or canopy may be added to the camping setup (not both). No additional canopy may be erected and/or attached to the front or side of the awning.
The camping setup with awning or canopy must allow the car to be parked correctly on the plot.
The surface area occupied by the camping setup, including the additional small pop-up tents permitted, must not exceed 50 m² projected onto the ground.
It is not possible to pitch a tent.
Party tents are not permitted.

1.3 Tent pitches
- Standard tent pitch
Permitted: one tent or rooftop tent per pitch. One of the following may be added to this camping setup:
- one car (or trailer) and two additional small pop-up tents of max. 5 m² or
- one car (or trailer) and one additional pop-up tent of max. 8 m² or
- one car (or trailer) and one tarpaulin shelter or
- one car and one trailer
The surface area occupied by the camping setup, including the additional small pop-up tents permitted, must not exceed 50 m² projected onto the ground.
Party tents are not permitted.

- XL tent pitch
Permitted: one (large) tent per pitch. One of the following may be added to this camping setup:
- two additional small pop-up tents of max. 5 m² or
- one additional pop-up tent of max. 8 m²
The surface area occupied by the tents, including the additional small pop-up tents permitted, must not exceed 50 m² projected onto the ground.
Party tents and shelters are not permitted. Covering the lawn with root cloth, plastic or other cloths is also prohibited.
When you are present, you may erect one windbreak with a length of up to 9 m. When you are absent, this should be dismantled.
These pitches can only be occupied by tents. Motorhomes, caravans, trailer tents, rooftop tents or other forms of camping equipment are prohibited on these pitches.
A maximum of 6 people are permitted per booking on an XL tent pitch.
The car cannot be parked on the XL tent pitch; the car must be parked in the parking space provided at the campsite.
The camping setup must always be in accordance with the layout plan imposed by the campsite. If it is not correct, the campsite reserves the right to demand that the setup be dismantled and re-done in accordance with the layout plan.
- Tent meadow
Permitted: one hiking tent of up to 8 m² per pitch.
Additional small pop-up tents, party tents and shelters are not permitted. Covering the lawn with root cloth, plastic or other cloths is also prohibited.
The erection of a windbreak is not permitted.
These pitches can only be occupied by hiking tents. Motorhomes, caravans, trailer tents, rooftop tents or other forms of camping equipment are prohibited on these pitches.
One tent with a maximum of 4 people is permitted per booking in the tent meadow.
For tent meadow bookings, there is no vehicular access to the camping area.
The camping setup must always be in accordance with the layout plan imposed by the campsite. If it is not correct, the campsite reserves the right to demand that the setup be dismantled and re-done in accordance with the layout plan.
1.4 Rental accommodation (lodges)
- Comfort Lodges, Wood Lodges, Premium Lodges and Access Lodges
- No additional small pop-up tents, shelters or party tents may be erected at the lodges.
- The use of bed linen is compulsory.
- The renter and any visitors he/she has are prohibited from smoking inside the lodge.
- The renter must not sublet his/her lodge.
- Any damage must be reported to the management and paid for by the renter.
- Charging an electric or hybrid car at the lodges is prohibited.
- The lodge must be left tidy. Post-stay cleaning is provided by our services and charged for when the reservation is made.
- The cost of losing the key (€ 75), replacing damaged contents or repairing damage to the lodge will be charged to the renter.
1.5 Mobile Homes and Premium Lodges
For owners of mobile homes and Premium Lodges who rent accommodation at Kompas Camping, there are specific conditions of stay and internal regulations that reinforce the general camping regulations. These are supplied to owners annually and must be signed to indicate approval and returned to the campsite.
Any re-letting or subletting of mobile homes is strictly prohibited. Should the management determine that subletting is taking place anyway, this may lead to an immediate termination of the annual rental contract and removal of the mobile home, without any compensation.
2. Stay
2.1 Number of people per pitch or rental accommodation
- Camping
The camping rate includes 2 people. From the 3rd person onwards, you must pay the ‘additional person’ rate.
A maximum of 6 people are permitted per camping pitch.
An exception to the maximum number of people can only be made after approval by the management. Please request this in writing. Additional costs and fees will be charged separately.
A maximum of 4 people are permitted per booking in the tent meadow.
- Rental accommodation
The number of people permitted in a lodge ranges from 2 to 6, depending on the type. The maximum number of people permitted in the lodge is stated on the website at www.kompascamping.be.
2.2 Reservation and payment
A stay can be booked at www.kompascamping.be, at the reception desk of each campsite, through tour operators and on online booking platforms with which Kompas Camping vzw collaborates. A reservation will become final following (online) payment of the € 195 deposit or of the full amount in the case of smaller bookings (= up to € 200). You will always receive an invoice confirming your reservation. You must pay the balance no later than 8 weeks before the start of your stay. Failure to pay the deposit or balance on time will automatically result in the cancellation of your reservation.
If a change is made to the reservation at the request of the camper / holiday guest after it has been confirmed (e.g. change of camping pitch), the following administrative costs will be charged: € 25 if booking a camping or motorhome pitch, or €50 if booking a Comfort Lodge or Premium Lodge.
In accordance with current legislation and also in your interests (e.g. notification in the event of an incident), the management must always be kept informed of who is present; for that reason, you must always report to the reception when bringing and removing camping equipment.
You can rent a specific camping pitch / accommodation when you make your reservation (subject to a preference cost). In all other cases, Kompas Camping vzw may, without prior notice, allocate a different but equivalent camping pitch / accommodation to the renter.
Anyone who makes a reservation makes a commitment to relocate their camping setup at the simple request of the management. Permission is also granted to the management to relocate the setup subject to prior notice and without entitlement to compensation.
Campers are not permitted to rent out their camping setup to others. If it is determined that you have re-let or sublet your camping setup, this may result in the immediate termination of the stay without entitlement to compensation.
2.3 Cancellation
In case of full or partial cancellation, only possible by email or letter (date of receipt = cancellation date), the following costs will be charged:
- Up to 57 days before the start of the stay: € 50 per booking.
- From 56 to 43 days before the start of the stay: 25% of the rental amount, with a minimum of € 50.
- From 42 to 22 days before the start of the stay: 50% of the rental amount, with a minimum of € 50.
- From 21 to 8 days before the start of the stay: 75% of the rental amount, with a minimum of € 50.
- For cancellation 7 days and less before the start of the stay, as well as for non-arrival: the full rental amount, with a minimum of € 50.
- In case of non-arrival without notice, the reserved pitch/lodge will be kept free until 1 night later than announced: the pitch/lodge will be re-let the following day. No sums will be refunded in case of a ‘no-show’, whatever the reason.
2.4 Cancellation insurance
Do not run the risk of losing a large portion, if not all, of the cost of your holiday if something were to happen to you or one of your family members. Kompas Camping vzw offers its customers the opportunity to take out cancellation insurance with DVV Verzekeringen when you make your reservation. The premium is 4.5% of the accommodation rate. The insurance conditions can be found below. Please note that cancellation insurance can only be taken out at the time of the initial reservation. This is no longer possible afterwards.

2.5 Checking in and out
- Camping
Check-in: Campers can occupy their pitch from 1pm on the scheduled day of arrival (reception closed: follow the instructions posted on the info board).
You can enter by using the barrier system with number plate recognition. Before you arrive, check that your number plate is correctly registered. You can do this via your personal Kompas Camping account (= ‘mijn omgeving’ (my environment)).
If you are staying in the tent meadow, you are also welcome to arrive from 1pm, but no parking is provided in the tent meadow; your vehicle (car, motorcycle or other) must be parked outside the campsite. Call in at the reception to confirm your presence and to receive ticket access to the tent meadow.
Check-out: On the scheduled day of departure, the camping pitch must be vacated in good time and you must leave the campsite by 12 noon.
Should you decide to leave earlier during your stay, you must notify the reception. A refund or concession is not possible.
Late check-out (after 12 noon) will incur a € 25 charge. This does not count as an extension of the reservation.
- Comfort Lodges, Wood Lodges and Premium Lodges
Check-in: If you rent a Comfort Lodge or Premium Lodge, you can enter the campsite by car from 4pm on the day of arrival (reception closed: follow the instructions posted on the info board).
Check-out: On the day of departure, you must vacate the lodge in good time and leave the campsite by 10am. If the lodge is not vacated by 10am, you will incur a € 75 charge. This does not count as an extension of the reservation.
If your day of departure is Sunday, you will enjoy a late check-out until 4pm. On the day of departure, you must vacate the lodge in good time and leave the campsite by 4pm. If the lodge is not vacated by 4pm, you will incur a € 75 charge. This does not count as an extension of the reservation.

- Access Lodges
Check-in: If you rent an Access Lodge, you can enter the campsite by car from 4pm on the day of arrival (reception closed: follow the instructions posted on the info board).
Check-out: On the day of departure, you must vacate the Access Lodge in good time and leave the campsite by 12 noon. If the Access Lodge is not vacated by 12 noon, you will incur a € 75 charge. This does not count as an extension of the reservation.
If your day of departure is Sunday, you will enjoy a late check-out until 4pm. On the day of departure, you must vacate the lodge in good time and leave the campsite by 4pm. If the lodge is not vacated by 4pm, you will incur a €75 charge. This does not count as an extension of the reservation.

2.6 Site access (barriers)
You can enter by using the barrier system with number plate recognition. Entry by vehicle is possible between 7am and 11pm. Before you arrive, check that your number plate is correctly registered. You can do this via your personal Kompas Camping account (= ‘mijn omgeving’ (my environment)).
Only one vehicle per camping pitch or accommodation (except tent meadow) is permitted on the campsite.
During your stay, number plates cannot be changed at the reception. A number plate change will require the permission of the management. A request, stating the reason for the change, must be sent by email.
Fraudulent use of the number plate recognition access system, either by affixing a different number plate to the vehicle or by ‘sticking like glue’ to a vehicle in front, may result in a total ban, temporary or otherwise, on access to the campsite with a vehicle. Repeated fraudulent conduct to gain access to the campsite with (a) vehicle(s) may result in termination of the rental agreement.
2.7 Care-dependent people
To ensure a safe and pleasant stay for everyone, guests are expected to be able to stay independently. Anyone who requires care, who cannot function independently, must be accompanied by an appropriate carer at all times.
The campsite bears no responsibility for the medical or personal care of individual guests.
2.8 Youth
Children are our guests. Please be child-friendly: consider their safety, especially when you are driving a vehicle. As a parent, you are responsible for any damage caused by your children. So, do not let them play inside the buildings and teach them to respect nature and gardens. Prevent accidents.
Minors (under 18 years old) who are not accompanied by a parent or a person who is at least 18 years of age cannot stay on the premises. There must be an adult present for every booking of a pitch or rental accommodation. If it is determined that this condition has been violated, this may result in a refusal to enter the premises and/or immediate termination of the stay without entitlement to compensation.
Groups of young people must book in advance (see section 2.2) and are subject to the above conditions.
2.9 Animals
Dogs or cats must be kept on a lead at all times (max. 2 m). Always carry a dog waste bag to clean up dog or cat faeces. The owner is always responsible and must therefore ensure that the presence of his/her pet does not disturb others. The stay of animals other than dogs or cats requires the permission of the management.
Pets are not allowed in the following places:
- Sanitary buildings
- Pool area
- Shop
- Snackbar
- Indoor playground
- Mountain bike trail
- Camping
A maximum of 2 pets are permitted per camping setup, and there will always be a charge.
- Rental accommodation
If a pet is permitted in a lodge, this will be explicitly stated on the website and on the invoice for the booked stay. In all other cases, the renter and any visitors he/she has are prohibited from bringing pets.
3. Facilities
3.1 Charging stations for electric and hybrid cars
Charging stations are provided for charging electric or hybrid cars (Nieuwpoort site). Parking spaces at the charging stations may only be taken while charging the vehicle.
It is prohibited to charge an electric or hybrid car at the lodges or using the camping pitch’s electricity box.
3.2 Connection to the power grid
Connection to the campsite power supply is by means of a Euro plug (amperage: 10 amps). To avoid overloading the grid, electrical appliances that consume more than 1200 W are not permitted.
3.3 Swimming pools / water playground
Access to the swimming pools (Nieuwpoort) or the water playground (Westende) is reserved for campers / holiday guests.
Access to the pools is granted only if you are wearing a valid wristband. The colour of this band depends on the period in which you are staying. You should wear the access band visibly. Without a wristband, authorised staff may refuse swimmers access to the pools and sunbathing area. Wristbands are available from the reception according to the number of guests specified in the booking. New bands will not be issued in case of loss.
The swimming pool and water playground are closed at certain times of the year. You can find this information on our website. Certain rules apply to ensure that you can have fun in the water in pleasant, clean and safe surroundings. You will find these at the entrance to the pools / water playground. Please comply with them for the sake of your own health and safety and that of other guests. Exceptional rules may be issued and must be properly followed.

3.4 Mountain bike course
For young sports enthusiasts who love cycling, hills, twists and turns, there is an MTB course in the middle of our campsite (Nieuwpoort site). This course was built by professionals and is quite tough in places.
Would you like to come and try it out? A few rules apply to keep everyone safe.
- You enter the MTB course at your own risk.
- The course is accessible from sunrise to sunset.
- Start at the start and follow the direction indicated.
- It is compulsory to wear a helmet.
- It is recommended that you wear arm and knee protection.
- Pets are not permitted.
4. Safety
4.1 Fire safety
To ensure fire safety, campers are obliged to erect their camping setup and any additional small pop-up tents at a safe distance from their neighbours. A drawing specifying the distances to be respected to prevent the spread of any fire is sent to everyone with their reservation invoice. You will also find this drawing in the welcome guide.
You will find fire-fighting facilities in various places at the campsite (see map at the entrance and elsewhere).
A maximum of 2 gas cylinders are permitted per camping pitch. Make sure they comply with legal requirements, and regularly check bottles and pipes for wear and/or leaks. Heating and kitchen facilities should be safely placed in a well-ventilated area and on a fireproof plate.
Open fires or campfires require permission from the management. Barbecues must be monitored constantly. As part of this, necessary precautions must be taken to prevent a fire. The barbecue must be placed where other guests are not disturbed by the smoke. Make sure the ashes have cooled down before depositing them in the container.
4.2 Traffic safety
There is a 15 km/h speed limit at the campsite for all vehicles, including (electric) bikes, scooters and quad bikes. Parking on the roads is not permitted. It is prohibited to play with balls in the immediate vicinity of the camping setups. Mopeds or motorbikes must not be ridden within the boundaries of the campsite except for the purpose of travelling to and from the camping setup.
4.3 Personal safety
No activities may take place or goods be stored inside the setups that may increase the risk of fire or the consequences of a fire. Everyone should take steps to protect their own equipment. Always lock up your camping setup carefully and do not leave money or valuables behind.
4.4 Guidelines in case of fire or evacuation
On the information board at the main entrance, you will find the guidelines to follow in case of fire or evacuation of the site.
5. Cleanliness – sanitation – waste – peace and quiet
5.1 Cleanliness and care for green spaces
Kompas Camping vzw expects everyone to help keep the camping pitches, surroundings and facilities for common use tidy.
Please respect the lawns and green spaces at the campsite. On the camping pitch, it is prohibited:
- to lay a mat, cloth or wooden floor larger than the tent or awning;
- to erect fences of any kind;
- to suspend wires (for laundry, etc.);
- to place garden ornaments, flower pots or plants;
- to dig or turn over the soil;
- to prune hedges, bushes and trees.
5.2 Sanitation
The sanitary buildings at the campsite are cleaned regularly by staff. Kompas Camping vzw also consistently invests in energy-efficient and environmentally friendly technologies during renovations and modernisations. As a guest, you can help us by:
- reporting leaking taps and toilets to the reception;
- using water and energy sparingly;
- keeping the sanitary facilities tidy;
- reporting vandalism.
5.3 Waste
Ordinary household waste must be collected in proper bags, which should be tightly sealed and deposited in the containers. Please be environmentally conscious: paper, cardboard, glass, fruit, vegetables and garden waste must be deposited in the appropriate containers.
It is NOT permitted to deposit bulky household waste (= waste too big for a rubbish bag) and rubbish brought in from outside the campsite. If our team determines that waste is being dumped that has been brought in from outside the campsite, this may result in a € 150 claim.
For waste water and for emptying chemical toilets, there are several dedicated disposal points on site (see campsite plan).
5.4 Peace and quiet
Everyone is obliged to be completely quiet between 10pm and 7am. Unless otherwise stated, all motorised traffic on site is prohibited during these hours. Noise that disturbs other campers, such as televisions and radios, should be avoided.
Drones are allowed only with written permission from the management.
Fireworks are prohibited.
6. Buying and selling, receiving newspapers, post or parcels
6.1 Buying and selling
The sale by third parties of food and beverages can only take place with the written permission of the management. The sale or distribution of documents and objects requires the express written permission of the management.
6.2 Receiving newspapers, post and parcels
- Customers can collect their newspapers, magazines and sent letters only during the reception’s opening hours.
- The campsite does not accept any postal packages or parcels. The customer should ensure that any deliveries are sent directly to a collection point. Parcels are not accepted or kept by the campsite.
- The campsite accepts no responsibility whatsoever for non-delivery, incomplete delivery, damage or any other form of incorrect delivery. After all, this is a direct arrangement between the sender and the customer.
- The reception does not accept registered post in the name of campers as they cannot be domiciled here.
- The reception does not sign for receipt even if the courier insists on it and even if that would result in the package being taken back by the courier.
- If delivered goods are not collected within a reasonable period (max. 1 month), they will be discarded. The campsite cannot be held liable for this.
7. Liability
Kompas Camping vzw can at no time be considered a custodian of the goods of campers / holiday guests. Kompas Camping vzw is also not liable for any theft of or damage to goods belonging to campers / holiday guests. Other than in the scenarios provided in the previous two paragraphs , Kompas Camping vzw can only be held responsible for gross negligence or for fraud.
8. Complaints scheme
- Complaints before the start of the stay must be reported by the camper / holiday guest to the campsite by email or letter as soon as possible.
- Complaints during the stay must be reported by the camper / holiday guest to the campsite reception in an appropriate manner with evidence as soon as possible.
- If a complaint was not resolved satisfactorily on site, the camper / holiday guest must report his/her complaint via email or letter to the management of Kompas Camping no later than 3 months after the end of the stay.

9. Violation of internal regulations
Any failure to comply with the conditions of stay and/or the internal regulations will entitle Kompas Camping vzw to claim compensation, among other things. The damage arising from violation of the regulations by the camper / holiday guest is estimated by the parties at a sum of at least €100, without prejudice to the right of Kompas Camping vzw to claim a higher amount.
10. Termination of the stay for compelling reasons
Kompas Camping vzw may terminate a renter’s stay based on compelling reasons. Compelling reasons include but are not restricted to:
- Failure to comply with article 4 and/or 5.
- Failure to pay (interim) invoices on time.
- Repeated acts contrary to these conditions of stay and internal regulations.
Any conduct contrary to regulations issued by the competent authorities.
The renter may cancel a stay for compelling reasons if Kompas Camping vzw, after being warned, does not fulfil its obligations. In case of a valid cancellation, the renter will be entitled to a refund of the sum already paid for the remaining part of the stay during which he/she will no longer be staying at the campsite.
11. Government
If the government, through general directives, imposes standards that would conflict with these regulations, these internal regulations will be amended automatically. This document was prepared with due regard for the applicable legislation and the Accommodation Decree of Toerisme Vlaanderen.
Any disputes concerning the execution of this agreement will be settled by the Dutch-language courts of the district of Brussels.
